The possibilities of the Ukrainian population in the purchase of housing are expanding quite a lot today. After that, you should know that ads for the sale of real estate are divided into two groups - the first includes those whose owners use the services of agencies, and the second group includes ads in which the owner sells the apartment independently. When attracting an agency, it should be borne in mind that an exhibition for the sale of an apartment is made at a very high price, since the organization has a certain income from this event. Therefore, the second category seems more attractive. But it should be understood that when buying an apartment directly from a person, the costs of lawyers, experts and a notary, as well as the risks associated with the identity of the seller himself, are not always inferior to the cost of services of qualified realtors. When you find the "same" ad that you liked, check the completeness of information about both the apartment (area, privatization, sewerage and electricity, repairs, type of house, etc.) and about the seller himself. Usually honest people fully indicate their contact details, including both owners and agencies. After collecting several ads, group them into several categories that are convenient for you (floor, area, age of the house, etc.), and then make a trial call. During it, try to find out all the information about housing, also clarifying the accuracy of the data specified in the ad. Today, about 50 transactions of purchase and sale of residential housing only, not to mention commercial and non-residential real estate, are concluded daily in Ukraine. But it is the legal side of the issue that many are afraid of, because we are talking about large sums. For example, when buying a one-room apartment worth 65 thousand dollars for the services of a broker, you will have to pay about two thousand dollars - not a lot of money.

Therefore, many Ukrainians today are thinking about making real estate purchase and sale transactions without intermediaries. They argue that, firstly, significant savings come out, secondly, it is quite possible to cope without them and, finally, you can find a seller who is also interested in a quick sale of an apartment. But not everything is as smooth as it seems. It may turn out that this owner is just a conman. The number of scams involving real estate today is only steadily growing. And then, the apartment later may not be as good as it was presented to you. And it may take several months to find a bona fide seller who will offer housing with the characteristics you need.

Brokerage services also protect the client from the seller's dishonesty, the realtor will be able to find out how much the information about the apartment he claimed corresponds to the truth and verify the authenticity of his documentation. But be careful - there are many real estate agencies where they will try to sell you a second-rate apartment under various pretexts, there are also many such cases. In addition, realtors do not always treat their work in good faith, and you can lose money in this way - even if it is "just" a deposit. Therefore, there are two ways to solve the problem - if you purchase an apartment directly yourself, you must be sure of the purity of the housing history and the integrity of the owner himself. And if you decide to resort to the services of an agency, choose well-known companies with good recommendations from both former clients and from other agencies and your friends.
