About the statistics of the real estate market in Ukraine (continued)
Experts and analysts in the field of real estate note the fact that only in January 2013 a very large number of housing was put into operation, namely, 2 million square meters of living space. By comparison, a similar figure last year consisted only of the amount for the first three months. It is expected that in this regard, it will go into the city sale and purchase. Ukraine has gradually begun to emerge from the post-crisis state in terms of housing. Experts explain this unprecedented growth by the fact that the procedure for obtaining a construction permit and putting the constructed facilities into service has been significantly simplified. In addition, the validity period of the document guaranteeing a simplified procedure for the commissioning of facilities built without a construction permit has been extended. Now it is enough for a developer of an ordinary building to register a declaration of the beginning of work, and it is not necessary to collect the necessary papers for several months in different instances to obtain a permit. For the construction of a house with an area of up to 300 sq. m. meters do not even need a permit - it is enough just to inform the GASK inspection about your intention. It should also be noted that the president of the Confederation of Builders Lev Partskhaladze noted that the high rate of commissioned housing is partly explained by the fact that in fact it was built in 2012, and due to some delays it was put into circulation only now.
Prices for residential real estate in Ukraine, as experts say, are still unbearably high for the majority of the population, the housing issue for many citizens is still open. The cost of an apartment in new housing is very high, and the secondary housing market is tied to the market of new buildings. Therefore, even in the most run-down Khrushchev, an outdated apartment will not be sold to you at a low price, no one reduces and is not going to reduce their cost. You can find a lot of ads like "I will buy real estate in Ukraine" on the Web or in newspapers, but many of them remain unanswered, because those who submit them, for the most part, rely on the low cost of housing. The issue of real estate in Kiev is particularly acute. Analysts note that the price of housing here is comparable to the price in Warsaw, Berlin and other Western European cities. Yes, but you can't say the same about the income of the people themselves. If local people do not have any special problems with work, then visitors, of whom there are a lot, have them - it is difficult for them to find a job with a payment of more than 4,000 UAH per month. And even it becomes difficult to rent a house - prices in this area are only steadily increasing. An ordinary Ukrainian can no longer afford a rented apartment. And the question of the cost of housing has been raised repeatedly in the state apparatus, probably only the laziest did not point to it. The state program "Affordable Housing", launched quite a long time ago and to which many politicians have made efforts, still does not work.
