The dynamics of the development of the real estate market is pleasing, because we can say with confidence that today in Ukraine there is an increase in the activity of the population in the acquisition of real estate. Consequently, the total number of transactions is growing and, as a result, the total income of the state, intermediary enterprises and the population. The sale of real estate in Ukraine is going uphill, if only because every regional center, without exception, has recorded a positive trend in price changes. As a rule, prices increase with the growth of demand and purchasing power of the population. The largest increase in prices - about 1%, was recorded in Kiev and the Dnipropetrovsk region. Having analyzed the data on concluded transactions, it is safe to say that certain trends in development have become inherent in the real estate market of Ukraine.
It is not difficult to predict the development of the real estate sector and the dynamics of price growth, since the purchase of real estate in Ukraine has acquired certain features. Firstly, it became noticeable that studio apartments are still in fashion, and therefore do not lose in price until now. The tendency to purchase large-sized - three-room and four-room, housing, is no longer so pronounced, and one-room and two-room apartments, which are affordable for the majority of the population, are most often purchased. The same is true for the secondary housing market, which, according to statistics, accounts for the largest part of the purchase and sale of apartments, which for the most part do not exceed 50-80 thousand dollars in value. A small part of the secondary housing was recorded in the middle range - up to 95 thousand dollars. In general, in March alone, about 1,200 transactions for the purchase and sale of secondary housing were concluded, which surpasses the same indicator for February by as much as 40%.
The purchase and sale of apartments in Ukraine is most active with two-room apartments, because according to statistics, they are now bought most often. The share of transactions with two-room apartments in the total mass is 45%, which is 2% more than the share of transactions with one-room housing. Three-room and more apartments account for less than one-eighth of all agreements. There is a tendency to purchase two-room economy-class housing, only in Kiev the share of transactions with apartments with a value of up to 100 thousand dollars is 59%. Starting a conversation about the capital, I must say that today a new one-room apartment in Kiev can be purchased for 66-70 thousand dollars - on average in the city. Experts predict an increase in the number of purchase and sale transactions to 1500-1600 in May, which is 25% higher than the current figure. It is expected that this indicator will be achieved by improving the quality of work of state and legal structures, in particular, notaries. Changes in the configuration of demand for one-, two-room and more apartments are not expected. Secondary housing in the capital will be offered by the population at an average cost of $ 1,965 per square meter, and more than 60% of all transactions, according to analysts' forecasts, will be made when buying and selling housing in the price category up to $ 100,000.
